How much can I realistically earn from a flat rented by the room?

A well-managed flat typically nets around €1,000 per month after ordinary expenses, which translates to an annual return of roughly 30 % on the initial investment.

We take care of everything: marketing rooms, tenant screening, contract signing, utility billing and apportioning, day-to-day tenant support, zero-vacancy turnover, maintenance coordination and meticulous bookkeeping down to the last cent.
We serve Spain’s main university and high-demand rental hubs—Madrid, Barcelona, Valencia, Seville, Málaga, Bilbao and nearby areas. If your location isn’t listed, contact us; we assess each case individually.
It should be well connected by public transport, have at least three independent bedrooms with exterior windows and, if necessary, be refurbishable to meet regulations and maximise yield. We provide free feasibility advice.
We run ID checks, verify income/solvency, request previous-landlord references and use a digital lease with clear house-rules clauses. We also foster a positive tenant community and set expectations from day one.
We intervene immediately, mediate, apply deposit deductions, replace the tenant at no extra cost and—if needed—initiate legal action on your behalf. You make the final call, supported by our guidance.
Yes. The agreement is month-to-month with no lock-in; just give 30 days’ notice. We hand over all up-to-date documentation and operations without hidden fees.
